Charlotte home prices: flat, with homes taking a bit longer to sell

Charlotte’s typical home value was about $389,600 at the end of September, down 1.2% from a year ago, per Zillow. Redfin’s September numbers tell the same story: a median sale price of $419,800 (down 1.2%), 2,983 homes sold (down 1.7%) and a median of 58 days on market, up from 52 a year ago. About 1 in 5 homes still sold above asking, and Zillow counted about 4,600 homes for sale in the city.

AMIR’S TAKE
This is a balanced market, not a falling one. Prices are holding near last year’s level, and buyers have more time and more choices. Well-priced, move-in-ready homes still sell fast; the ones that sit are usually priced too high.

Mortgage rates ease to 7.32%

Freddie Mac’s weekly average for a 30-year fixed loan dipped to 7.32% on Oct 22, down from 7.40% the week before. The 15-year averaged 6.68%. A year ago, the 30-year was 6.19%.

AMIR’S TAKE
The first weekly drop in a month. It’s small, but if you’re shopping, ask your lender about a float-down option so you can benefit if rates keep easing before you close.

Uptown: Brooklyn Village gets a new developer

After about ten years with no apartments built, Mecklenburg County is weighing a new plan for part of Brooklyn Village in Second Ward. Charlotte-based First and Early bought one parcel from the original developer and proposes a 150-room hotel, apartments and office space, with less office and fewer apartments than the old plan. Commissioners discussed it Oct 20 and are expected to vote in November. Construction could start within three years of approval.

AMIR’S TAKE
This is one of the last big pieces of open land Uptown. Real progress here would fill a gap between Uptown and Dilworth and add more reasons to live, work and visit the south side of Uptown.

224 new jobs in the region: US Conec picks Hickory

Fiber-optic parts maker US Conec (a venture of Corning, Fujikura and NTT-AT) will invest about $150 million in a 200,000 sq ft plant in Hickory and add 224 jobs in engineering, technology and operations, averaging about $57,000 a year, the state announced Oct 22.

AMIR’S TAKE
Fiber optics are the backbone of data centers and AI. Factory jobs like these along I-40 add to demand for starter homes and rentals in Catawba and Iredell counties.
